A data center can wait twelve months for a GPU. It can wait three years for a substation. TeraWulf's CEO, Paul Prager, has been explicit about the trade: control of electricity infrastructure is worth more than the machines plugged into it. The company now operates 102 megawatts of critical IT capacity at Lake Mariner, with 336 megawatts under construction, and a Kentucky site โ "Justified" โ earmarked for an Anthropic lease that could reach $33 billion over twenty years, plus a five-year renewal option. Fluidstack's lease, meanwhile, activated $600 million in Google credit support. What began as a hedge against Bitcoin's volatility has become a land-grab for the physical layer of intelligence. Peers like Core Scientific have signed comparable AI contracts, and IREN is close behind; but TeraWulf stands out because its revenue structure has already flipped, not merely its press releases.
Let me translate this from a stock story into an infrastructure question, because that is the level where the real analysis lives. A $19-to-$33 billion lease to a single AI lab gives the revenue line extraordinary visibility, but it also concentrates the customer risk to a degree that no traditional data-center REIT would tolerate.
